Terms of Service

1. Acceptance

By using the Higgins Hideout website or booking a stay, you agree to these Terms of Service and our Privacy Policy.

2. Bookings & Payment

When you book, your payment method is authorized for the full quoted amount but not charged. The host reviews and confirms bookings within 72 hours; your card is charged only on confirmation. If the booking is declined or not confirmed within 72 hours, the authorization is released in full and you pay nothing. Payments are processed by Stripe; we do not store card numbers.

3. Cancellations

Cancellation terms are stated at booking. Confirmed bookings cancelled by the guest are refunded per the stated policy; bookings we must cancel (e.g., a rare calendar conflict) are refunded in full. Contact apps@rev1tech.com to cancel or change a booking.

4. SMS Communications

If you opt in to SMS communications, you consent to receive text messages from Higgins Hideout at the number you provided regarding your booking, stay, and related services. Message frequency varies. Message and data rates may apply. Reply STOP to unsubscribe, HELP for assistance. Consent is not a condition of purchase. For full details see our Privacy Policy — SMS section.

5. House Rules & Guest Responsibilities

• Maximum occupancy: 8 guests
• Check-in after 4:00 PM; check-out by 11:00 AM
• Guests are responsible for damage beyond normal wear and tear
• Local ordinances apply — Licensed short-term rental — Gerrish Township STR Ordinance #50
• Exterior security cameras are present on the property (disclosed in the listing)

6. Limitation of Liability

To the maximum extent permitted by law, our liability for any claim related to a stay is limited to the amount you paid for that booking. We are not liable for events beyond our reasonable control.

7. Governing Law

These terms are governed by the laws of the State of Michigan.
